Sea Witch is a comfortable detached house with great sea views, about 900 metres from Gorran Haven beach. The house is situated above Little Perhaver beach (but set back) and sitting out on the deck or in the living area you look straight out across the water to the 'Gwineas' rocks in the centre of the bay. The house has 3 bedrooms and 3 bathrooms, parking (1 car) and WiFi.

Sea Witch is an upside down house with a large, light filled, living area and a double bedroom with en suite shower room upstairs. Downstairs a kingsize bedroom with en suite shower room and twin bedroom with family bathroom next to it.

The house is in a sunny elevated position and a well planned modern feel. From the twin room, French doors open out to a south- facing, pebbled courtyard garden with a good sized low level deck which acts as an outside dining room with a lovely view of the sea across lawns above Little Perhaver. There's a parking space for one car by the side of the house. A low fence with gate surrounds the house and courtyard.

The house is well equipped and practical. There is oil fired central heating and constant hot water.
Linen and towels are provided, electricity is included. Changeover day is Saturday.
Cot and high chair are available.
Property Layout & Details:


Paved driveway and parking space beside the house, fenced and gated walkway along the front of the house lead to the front door and the courtyard around the corner beyond. Walkway extends all around the house.

In the courtyard there is a slightly raised deck with balaustades, with dining furniture and lovely sea view.


Downstairs hallway:
with wood laminate flooring, understairs cupboard with washing machine and separate boiler cupboard.

Bedroom one: Pale fitted carpet, French doors to pebbled walkway at rear of house, with tall bamboo fencing. Wood framed kingsize bed, large wardrobe, bedside tables and lamps, chest of drawers. Floor standing electric fan.

En suite shower room:
Glazed shower cubilcle, Wc, pedestal sink. White tiled surrounds, pale coloured laminate flooring, frosted window, stainless steel heated towel rail.

Bedroom two:
Fitted carpet as before, French doors to decking and courtyard. Pair of Edwardian twin beds (new mattresses), fitted wardrobe, chest of drawers, bedside table and lamp.

Family bathroom:
White bath, pedestal sink, WC, frosted window. White tiled surrounds, pale coloured laminate flooring as before, stainless stell heated towel rail.

Carpeted stairs with two windows lead to;

Living area:
Wood laminate flooring as before, three windows and set of French doors onto Julliet balcony, to seaward side – lovely view, light and airy feel.

Sittingroom area with two large sofas, 20” flat screen TV, DVD player, CD/radio/cassette, bookcase.

Kitchen/dining area with white extending dining table and chairs, fireplace with granite lintel. Fitted kitchen with pale wood units, black granite effect worktop. Stainless steel electric oven and hob, extractor fan. Stainless steel under counter fridge with freezer compartment, microwave. All the necessary equipment for cooking and dining.

Bedroom 3:
Fitted carpet as before, wood framed double bed, chest of drawers, Edwardian wardrobe, bedside tables and lamps. Window with view of sea and gardens.

En suite shower room:
Shower with curtained cubicle, WC, pedestal sink. Pale laminate flooring, white tiled surrounds. Stainless steel heated towel rail.

Sea Witch is a detached house with a clear view over the grassy gardens above above Little Perhaver beach It is in front of the former Coastguard cottages, up a short private driveway just off Chute lane, 30 yards after the Llawnroc Hotel. It has a nice open prospect.

First, get to St Austell, then… From the A390 in St. Austell (A390 is main Truro-Liskeard road) take the B3273 to Mevagissey (at the ‘B&Q’ / Mac Donald’s roundabout).

After one mile is the small village of London Apprentice; a further mile or so, the village of Pentewan. At Pentewan the B3273 ascends a long winding hill overlooking the sea on the left. 

Turn right at the cross-roads at the apex of the hill, following signs to the Lost Gardens of Heligan and Gorran Haven. 

The alternative route to Gorran Haven, through Mevagissey is not recommended in Summer as there are often lengthy traffic queues in the narrow streets. If you have a Satellite Navigation System it will probably suggest you go through Mevagissey, but this requires some fortitude!

Assuming you turn right, then: You will pass Heligan Gardens after crossing a narrow bridge and negotiating a sharp left hand bend. Follow the road for about five miles to Gorran Churchtown – church is on the left – down and up a dip and around another sharpish left hand turn. A couple of hundred yards along is the right hand turn to Gorran Haven (sign-posted).

The road into Gorran Haven descends a long hill (Bell Hill) past a triangle of green with a telephone box. At this point turn Left (past the telephonebox) along the incredibly narrow Chute lane. It widens out after a short while, keep going past the Llawnroc pub (Cornwall spelt backwards) ignore the first road on left straight after the pub, but turn into the narrow private driveway on the left immediately after it.

Sea Witch faces you at the end of the short cul-de-sac. There’s a sign at the end of the driveway. There’s parking for one car outside the house.

From the turn on to the B3273 in St. Austell to Gorran Haven should take about 25 minutes.

Key Collection & arrival etc:

The keys will be in the keysafe beside the front door and we will confirm the code before your arrival. The house will be ready by 4pm, check out is 10 am on the day of departure, please.
