1 Church Street is at the top of the hill leading down to Gorran Haven beach (75 paces). It is a fine traditional cottage with a lovely studio annexe (The Boatshed) in the garden. The large lawned garden has sea views and there is parking for 2 cars. The studio is an optional extra but cannot be rented on it's own, at present.
1 Church Street is one of the oldest cottages in Gorran Haven and has recently been beautifully refurbished by the family who have owned it for generations.
The property extends above the path way leading to Little Perhaver beach and it is a short walk to either of the two village beaches.
The cottage sleeps 6 in 3 bedrooms and The Boatshed studio in the garden sleeps 2. The two together are ideal for a larger family group.
From Church Street, the front door opens into a small sitting room with fireplace, a velvet 2 seater sofa and 2 small armchairs, window onto Church Street, desk under the stairs. Open stairs with rope banister. Doorway through to second sitting room with flat screen tv, log burner. From here, French doors lead to modern kitchen dining room with more French doors to small terraced section of the garden.
At one end of the kitchen there is an American style fridge freezer, microwave and alcove with slate larder shelves. The kitchen units are deep blue coloured with white marble worktop. There is a dishwasher, glass induction hob, oven. It is fully and well equipped.
A pine dining table occupies the other end of the glazed room, conveniently next to the garden area where there is a barbeque and outdoor dining furniture and bench.
Upstairs, a small landing with window onto Cliff Road, left into twin bedroom with window onto Church Street. Right into main bedroom with king size bed, window overlooking the garden and with a glimpsed view of the quay and beach.
From the main bedroom a door opens to a small bedroom with sloping roof with bunk beds. The bunk beds are full size and well constructed but this room is quite small and accessed through the main bedroom, so best for children. There is a travel cot if wanted.
From the bunk room a door leads to en suite WC with hand basin and storage area.
The floors downstairs are all slate tiled with rugs. Upstairs has grey fitted carpet. There is central heating and constant hot water. Wifi covers the cottage and studio.
Outside Utility Room:
Up a short flight of steps from the garden near the kitchen, there is a separate utility room with washing machine and tumble dryer.
The Boatshed Studio:
Further along the path The Boatshed studio is approached up a flight of wooden steps to a small deck with cafe table and two chairs. Below the large main lawn extends with a lovely sea view.
The Boatshed was once the home of a boat, but now it has a very new life as a lovely relaxing space with superb sea view. There is a double bed (with thick, comfortable mattress) which neatly folds against the wall when not needed. The studio is entirely self-contained with en suite shower room with wc. Well-appointed kitchen (dish washer, microwave etc. fully equipped), Wall mounted flat screen tv, small dining table and folding chairs, two armchairs.
There are French doors onto the wooden balcony / deck (with two rope rails), steps down to lawn and path to the main house.
There is also a front door by the parking area and a side gate leading to the garden.
The cottage and studio are together a great place for an extended family group, it is much loved by it's own family and they make available only a few weeks a year. Highly recommended.
