Byways is a large comfortable detached house with superb panoramic views of the bay, the National Trust headland and arc of fields with the sea beyond in two directions. Set on its own above Gorran Haven, with no close neighbours. It is filled with light and has a lovely contemporary feel. There is parking for 2 cars, Wifi and a large, enclosed garden, with patio. A 10 minute walk to the beach and village shop or short drive.
This is a lovely house for all seasons. Wonderful sit indoors and watch the weather passing over the bay and hills opposite, in warmth & comfort. Or return from the summer beach and eat in the garden and relax.
The house would suit anyone looking for level ground-floor bedroom and bathroom access.
There are four bedroms (three kings, one twin) and three bath or shower rooms (a family wet room and two en suites). Although the house can sleep 8, the main living area is more suited to groups of 6-7 or less.
In addition to ground floor sitting room, there is a large studio sitting room upstairs with a second tv. On a mezzanine level, there is a quiet space for reading (accessed by ladder which can be stowed).
The heating throughout is electric with modern wall-mounted radiators. There is also log burner and logs are supplied.
This house has been a feature of the landscape since well before most of the newer village was built, the position carefully chosen to take advantage of a south-facing view. It has recently been brought up to date whilst retaining the internal doors and other reassuring original details. The big open, lawned garden has a slate patio and outside dining area. There is a Croquet set and Opposite there are tennis courts and playing field, complete with play equipment for young children.
The gravelled driveway off Bell Hill has a gate and the parking area has room for two cars. A slate paved entrance area with two steps leads to the front door that opens into the hallway.
Immediately on the right, there is a good sized utility area with coat hooks and storage, a washing machine and ceiling mounted drying rack. On the left is the family wet room with wc, glass screened shower area and tiled walls and floor.
Further along is the main hallway – a large space with staircase, church pew and antique writing desk – lit from above with velux windows.
The open-plan living room is on the south, seaward side of the house, overlooking the garden and with spectacular views beyond.
The sitting area has two sofas, a coffee table and a 32-inch (80-cm) flat screen TV and DVD player. There is a wood-burning stove on the outer wall between this and the dining area which is within a glazed bay, with sliding glass doors leading to a glazed-in balcony.
The kitchen is to the left of the living area and has cream fitted cupboards, black work surfaces, a ceramic hob, a separate built-in oven and grill, integral fridge-freezer, microwave oven and all the usual kitchen equipment. The flooring throughout is sustainable pale grey compressed bamboo. The garden door opens off the dining area, with steps leading down to a grassed terrace above the main lawn, suitable for outdoor dining (barbecue provided), games (such as badminton or croquet) – or just sitting with a glass of wine. The ground-floor bedrooms all lead off the central hallway.
Bedroom one is on the right as you enter. It is carpeted and has a kingsize (5 ft, 150cm) bed with upholstered headboard and large bay window overlooking the garden hedge on the Bell Hill side. There is a dressing table in the bay, touch lights above the bed and original fitted cupboards with hanging space. There is an en suite wet room similar to the family wet room (shower, wc, basin).
Bedroom two on the left is also carpeted (as are all the bedrooms) and has a kingsize bed (5 ft, 150 cm), upholstered headboard and window overlooking the low stone wall and fields beyond. There is a chest of drawers and bedside tables with touch lights. The en suite carpeted bathroom has a bath with electric shower over and a wc.
Bedroom three on the garden side of the house also has a kingsize (5 ft, 150cm) bed and a window overlooking the garden and sea views. The walls are painted a soft green and it has an original fireplace (not functional), an original fitted cupboard and a dressing table, as well as bedside tables and touch lights.
The stairs and landing are carpeted. There is a mezzanine level reading space with comfy chair, accessed by ladder – but please note that there is no balustrade so access is restricted to adults at their own risk (the ladder can be removed to restrict access).
Bedroom four is on the left at the top of the stairs and has twin beds and a window overlooking fields on the seaward side of the house. It has a dressing table and a wardrobe and is carpeted.
There is a large second sitting room or children’s TV room on the other side of the landing, with velux windows, an electric piano, a games chest - carpeted to deaden any sound. A lovely space to escape to!
Outside and garden
The house is approached on the north side with a driveway and parking area off Bell Hill. Down either side of the house paths lead to the garden. Cornish hedges form the boundary on two sides of the triangular plot. There are rainwater ditches along both boundaries.
On the south side of the house is a large lawned garden, part of which has been levelled to make a grassed terrace suitable for playing games, while the rest forms a gently sloping lawn down to a conifer hedge along the bottom. The hedge has a dip cut in to the top to frame the view across the quiet grazing fields to the sea beyond.
There are several young fruit trees on the east side and plenty of open space in which to relax or run about. The main part of the garden is enclosed, except along the side paths, and can be seen from the house. A gate can be closed across the driveway blocking access to the road, but small children should be closely supervised, of course.
There is a water butt in which to rinse wet suits, and a rotary washing line.
Bell Hill is the hill leading all the way down to the beach, on foot at a normal speed it takes about 10 minutes to walk down. A 2 minute drive to the village car park is the alternative option.

HOW TO FIND US
Bell Hill, Gorran Haven, St Austell, Cornwall, PL26 6HR
First, get to St Austell, then… From the A390 in St. Austell (A390 is main Truro-Liskeard road) take the B3273 to Mevagissey (at the ‘B&Q’ / Mac Donald’s roundabout). After one mile is the small village of London Apprentice; a further mile or so, the village of Pentewan. At Pentewan the B3273 ascends a long winding hill overlooking the sea on the left.
Turn right at the cross-road at the apex of the hill, following signs to the Lost Gardens of Heligan and Gorran Haven. Your Satellite Navigation System may direct you via the alternative route to Gorran Haven, through Mevagissey, as it seems the shortest route, this is not recommended in summer as there are often lengthy traffic queues in the narrow streets requiring a lot of reversing!
Assuming you turn right, then: You will pass Heligan Gardens after crossing a narrow bridge and negotiating a sharp left hand bend. Follow the road for about five miles to Gorran Churchtown – church is on the left – down and up a dip and around another sharpish left hand turn. A couple of hundred yards along is the right hand turn to Gorran Haven (sign-posted).
The road first turns sharp left and then sharp right, downhill. Byways is about 150m downhill on the left, opposite the village sports field. You can’t miss it.
The house will be ready for you by 4pm, the housekeeping team may finish earlier, if not please leave them undisturbed (an earlier arrival time can sometimes be arranged with advance notice).
The key to the front door will be in the keysafe which is located on the left hand (seaward) wall of the house, just above the log pile. We will contact you just before arrival with the latest keycode. Please replace the key here on your departure at the end of your stay.
