Quinnells, Chute Lane, Gorran Haven

Quinnells is a lovely detached house in the heart of Gorran Haven, but with a surprisingly private setting.The house was very nicely designed in the 1950s to take advantage of the view. It has been totally refurbished this year bringing it up to date, but it retains the spacious layout. There are beautiful sea views, large living areas,and a lovely well established garden with a very attractive terrace/balcony as an extention of the living area.

Quinnells is a lovely large modern house in a very favourable, sunny position on the south facing slope above the older village of Gorran Haven, not far from the beach. It is surrounded by a good sized and very private garden, (with plenty of hiding places, well established flower beds and a lovely sunbathing lawn). The living space is elevated to take advantage of the attractive open views - the sea and the green fields on the other side of the valley.

The house was designed for comfortable summer living, with a large balcony or terrace along two sides of the living area and accessible from both ends. The interior is newly refurbished (new kitchen, bathrooms, carpets etc) but overall the house retains a lot of the nicely designed 1950's proportions. The main bedroom is very large and the living areas are spacious. Plenty of driveway parking and storage space for boats, bikes, surf boards etc..

 


House Layout

Front door leads into good sized hallway with newly fitted kitchen to left. Kitchen has door leading to glazed conservatory/sunroom (sea views). This in turn has door to balcony.

Next to kitchen there is the dining room with table and seating for 6. Dining room is also accessible from sitting room.

Next off hallway, is large sitting room with fireplace, large windows on two walls, lovely views of sea and garden below. French doors open onto the balcony which surrounds two sides of the house.

Further along the l shaped hallway is the main bedroom with king sized bed, built in wardrobes and window with sea views. This room could easily fit in another kingsize bed! There is an en suite shower room & wc.

Across the hallway the second bedroom has three single beds and window overlooking rear garden.

There is a metal gate closing the driveway to the road. The driveway has space for parking 2 cars comfortably.

The garden is delightful. Well established and full of quiet corners. The lawn is level and faces south. The garden is hardly overlooked. There is a hedge with thick shrubs concealing the house from the road.

Opposite the house, on the other side of Chute lane, is the newly re-opened and quite smart Llawnroc hotel which has a pleasant family terrace, restaurant and public bar. I think you should regard this as an asset, the house is well shielded from neighbourly noise and visual intrusion and in any case the Llawnroc is a civilised spot, with good menu and calm atmosphere.

The Beach access

The beach is round the corner and down the hill. About 5 minutes walk. Not far at all (but back up steep hill!).This house also offers a very attractive alternative to the beach with it's sunny and private outdoor spaces..



Location

Gorran Haven is a cheerful and friendly small village half way down the south coast of Cornwall. It is very much appreciated for its two sandy beaches and small harbour with quay. In summer the beaches team with families enjoying the sea, stream and rock pools.

There is a single main shop - Cakebread's - which is open all year and is the mainstay of the village being the bakers, grocery, off licence, newsagent and post office and run by the ever smiling Barbara Nott. Great pasties.

In season there are several other shops: a fish and chip shop and a beach cafe, a small cafe restaurant and the newly refurbished Llawnroc hotel and bar. In Gorran Churchtown- a mile inland- the Barley Sheaf pub has a pleasant garden, comfy bar and home cooked meals as well as pasties and pints of good local St Austell ales.
