Sycamores has just been refurbished to a high standard. There are two bedrooms (twin and king), family bathroom beautifully appointed with powerful shower. Large sitting room, modern kitchen with dishwasher and spacious conservatory. There is also parking and a large garden. The beach at Gorran haven is about 10 minutes walk or a very short drive to the village car park.
Sycamores is pleasantly screened by trees on one side, providing a secluded outside dining area and lawn. There is outdoor furniture and gas barbecue. The wider grounds are rolling lawns without fencing between Sycamores and Kernewek, though both have ample private outside areas. and are far apart (maybe 70ft). There is a gate to the grounds, separating them from the quiet lane.
Parking is on the driveway in front of the house. It is approached down a short flight of steps. Once inside the house everything is on one level.
Front door opens into the kitchen which has attractive units, ceramic hob and electric oven, all the usual kitchen equipment to a high standard.
One door leads into the large brightly lit sitting dining room with windows looking onto the lawns and beyond the sea. There is a log burner and a large flat screen tv. An archway opens onto the conservatory at the rear and through this french doors onto the garden.
The inner hallway and bedrooms are also light and airy, pleasing chalk paint colours give the house a beachy feel. The main bedroom overlooks the rear garden and trees, the twin bedroom the front of the house and gardens beyond driveway. The bathroom it between the bedrooms off the fairly spacious hall.
The bathroom is modern and attractivel. Photographs tell you almost everything except water pressure which is good!
There is central heating and double glazing. This house will work well in all seasons and is suitable for families and also smaller groups. It has a tranquil setting and a comfortable and relaxing feel.
As the garden around the house is not enclosed (but there is a gate to the lane).
The garden is large and gently sloping, there are plenty of places to sit and enjoy the sun or for children to run around. The driveway is gated but small children will need supervision, as ever.
Chute Lane continues along past the Llawnroc hotel and pub (150 metres) to the beach at the bottom of Church Street, about 5 to 10 minutes walk. It is possible to drive down the hill and drop off at the beach, circling back to the house or using the village car park, but the distance is not great.This house is very suitable for those who prefer to avoid stairs. Everything is on one level and there are only a couple of small steps at the entrance.
Gorran Haven is much loved by young families in Summer - very good beach for babes and their parents. But there's also good fishing from the rocks and quay jumping (when the tide is in), for the older ones. The Cricket club bar and the Barley Sheaf pub in Gorran are within a short healthy walk. Cakebread's the village shop and bakery sells excellent fresh made pasties, a selection of wines and general groceries.
Gorran Haven and this area in general is a really lovely, wild and blowy place in winter. Quite a special place to retreat to. Like Kernewek, Sycamores has has a log burner, double glazing and central heating...
